Absztrakt (kivonat)

The goal of the study is to gain insight into the Property Technology and acquire a better understanding of where it is now and where it is headed in the future. The goal of the thesis is to gain a better comprehension of Fintech and its influence on the real estate market, as well as to build further expert insight. The researcher will begin by reviewing academic books, journals, newspaper articles, and corporate business reports written by industry specialists. The research is a qualitative study encompassing five interviews with real estate industry experts. To determine the influence Fintech has on the real estate sector in the present. One of the primary goals is to determine whether modern financial services will disrupt the real estate market operation or cooperate with the traditional service providers on this field. The secondary purpose of the article is to explicate the present barriers of integrating futuristic financial solutions.  Due to the lack of publications about Proptech and Real estate Fintech the author found it necessary to make his own definition of the terms based on the interview findings. The findings of this study also showed that the impact of Real estate Fintech services are still yet to be gained. The author has concluded that the utilization of decentralized financial services is insignificant and there is no established real estate business model that operates in such framework yet. The interviewees ultimately agreed on that Fintech services will be working hand in hand with the traditional real estate service providers. This leads to the conclusion of what is preventing Fintech services from being integrated into the real estate capital market. Several obstacles have been identified by the interviewees that this industry faces. In order to focus on the most relevant constraints, the author classified the barriers into groups and rated their importance based on frequency. The challenges were categorized into the following groups: regulation/legal barrier, administration/data protection, sociological aspect/access to technology.
