Absztrakt (kivonat)

Gentrification is a process which is inevitable and happens in almost every country. Georgia is not an exception. Apparently Gentrification effects dozens of people on daily basis and people are in need of support and care. Many of the communities or cities are disappearing due to many different types of Gentrification. Without any regulations and kind will we are destroying communities and societies on daily basis. In Georgia mass tourism started in 2010 and ever since until pandemic it had no regulation. The places would never look the same and people had to leave their housing due to increased rental and real estate prices. There is almost nothing left from the original city as it was as as travelers would like to experience. As my aim is to maintain tourism in the county but not to destroy it, I came up with an idea to research how Georgia has been effected and tried to compare it with other gentrified cities and countries. Georgia is post soviet country and it had its difference when it comes to Gentrification compared to western countries and USA. Especially the latest years has damaged a lot when it comes to authenticity of the city and the well being of communities. several societies are hardly surviving in Georgia due to huge investments and new construction sites. Its also very damaging for the health and due to the dust people try to move out from the city it causes rural gentrification. which on its side causes massive traffic jams as only possibility to live at country side is to have a car. Therefore people are more motivated to buy cars. ecological purposes rural gentrification nearby town is also not positive thing. My approach is to figure out how people look at gentrification and how do they perceive it from different angels. For some they rate it as positive for some as negative but after all each and every case has to be discussed individually and that's the only way to stop unfair and justice free actions from investors. It also refers to the wrong urban planning and corruption in the city. Higher the corruption rate more unsuitable buildings appear in the city center. As for Georgian example we can clearly see some suspicious building rising in last decade and no one is in charge to take control. Gentrification finds its peak when country is not developed and It has its best in Georgia. The research showed that people perceive it differently but what matters is to increase the awareness that this is all called gentrification and it has to have a proper regulations and smart interventions  from municipality. By supporting local communities and offering investors the places outside the city. During my life in Georgia I could see every day the changes into Capital of Georgia and how brutal it was sometimes to see people forced to move out no matter of their wish. The thesis serves to the idea help local communities and create a common idea how to protect those who are in need.
